Portland Rd, Holland Park

This property in Portland road was not listed, which gave Lux Construction a lot more creative freedom in what we could complete. With few planning restrictions in place, we always look forward to a project such as this, where we can really express ourselves in the end result.

After assessment, it was decided that due to the condition of the existing foundations, a steel frame would need to be erected to support during excavation of the basement. The wooden ground floors were due to be replaced at a later stage, so were removed completely to achieve this.

To create a real hub all of the rooms, on the ground floor had open access to a wide central room, giving the feeling of wide open space throughout the building. The design flowed from this room around the rest of the house, with a light stained oak effect and dark stained door frames being a key feature throughout.

With all the technology available today, in terms of electrical and lighting, we are finding that time and time again often the best solution is to provide a source of natural light to a room. Off the dining room we constructed a raised deck that is accessed through a pair of wide glass doors. Skylights were fitted in the sitting and dining room that project light into the rooms, even on the dullest of days.

Updates to the dining area included a gas fire and TV combo along with sliding glass doors that open onto a newly excavated patio. The patio was set at such a level so as not to be overlooked, and finished with a few small trees to complete the effect.
