Eccleston Sq, Pimlico

Located midway between Victoria and Pimlico, on what is an informal border between the two, another listed property, Eccleston Square, was taken on by Lux Construction. This is a classic example of what can be completed on a property with very strict planning guidelines, when you have the right team on board.

A huge change on this property was the installation of a garden where there had previously been nothing. This was excavated in conjunction with the new basement, thus allowing more light in, and providing an element of privacy in the garden that would have otherwise been hindered by planning permission restricting the height of the garden walls. The garden is fully accessible from the main floor and the basement bedroom, both opening out onto an extensive seating and dining area.

The basement required large scale excavation to convert it into one huge bedroom, with an adjoining wine cellar with a capacity for 400 bottles, all fitted with temperature and humidity control. Key design features of the basement are the slate staircase and double French doors which lead out into the garden.

In the main house we installed a new bathroom, with double sink and a huge mirror as requested; perfect for those with a busy lifestyle that are often in a rush to get ready. We also installed a self-contained gas fire in the living room, along with a sizeable HDTV complete with surround sound.

Additional works included the installation of a new galley style kitchen, with all of the luxury fixtures and fittings that you would expect with a high specification renovation.

The finishing touch was to add a mini conservatory at the rear of the property overlooking the garden; this allows a huge amount of natural light into the main hall on the first floor.
